What types of real estate loans does Marq Lending offer?+
We provide a range of investment property loans tailored to real estate investors, including Fix & Flip, Ground-Up Construction, DSCR / Rental, Bridge Loans, and Rental Portfolio (blanket) loans. We do not offer consumer mortgages or owner-occupied home loans.
How fast can I get approved for a loan?+
Our streamlined, tech-driven approval process means you can get pre-approved in minutes and receive full approval within 24–48 hours, depending on the loan type. Funding is typically available within 5–10 business days.
What are the minimum requirements to qualify?+
Qualification depends on the loan type, but in general: investment properties only (no primary residences), LTV up to 90% of purchase price and up to 100% of rehab costs, and DSCR is assessed on rental loans rather than personal income. Prior real estate investing experience is a plus but not required.
What makes Marq Lending different from traditional banks?+
Unlike traditional banks, we specialize exclusively in real estate investment loans. That means faster approvals and funding (days, not weeks), no income verification or tax returns required for rental loans, and a tech-driven digital application designed for investors — not homeowners.
Can I get financing for multiple properties at once?+
Yes. Our Rental Portfolio (blanket) loan allows you to bundle multiple properties under a single loan with one payment and one servicer. We also allow up to 25 properties per loan on Fix & Flip and DSCR products.
Do you lend in my state?+
We are primarily active in New Jersey and New York, with deep expertise in those markets. Contact us to discuss availability in other states.
Do you work with first-time investors?+
Yes. While prior real estate investing experience is a plus, it is not required for most of our products. We assess deals on the strength of the property and the loan terms, not solely on your track record.
Is there a prepayment penalty?+
Prepayment terms vary by product. No-prepayment-penalty options are available on certain Bridge and Fix & Flip products. Ask your loan specialist for details on the specific product you're considering.
